Construction Project Manager (High-Rise Building)
The Construction Project Manager will provide internal support to the Senior Construction Manager in the Office Development division, as it relates to all preconstruction, construction, turnover, and management aspects of a new 42-story high-rise office project.
This role provides a broad range of services to ensure the project is performed in a timely and compliant manner, and within budget parameters. This position is designed to provide an additional level of quality control overseeing the general contractor, consultants, and owner vendors to ensure superior results.
Primary Duties & Responsibilities:
- Create and maintain digital and hard copy project files; assemble and distribute monthly reports
- Prepare, and distribute meeting agendas and minutes; follow-up on action items; attend regular meetings with owner, consultant and general contractor teams
- Manage due diligence phase, including utility availability letters, environmental and Geotech reports, traffic studies, etc.; serve as liaison between utility companies and the design team and general contractor
- Assist the senior construction manager in developing accurate project budgets, owner vendor agreements/contracts
- Manage design process and coordinate owner vendors’ design and/or scope, including coordinating installations with general contractor
- Ensure contract performance, safety compliance, quality control, etc., throughout the construction phase of project
- Manage punch/turnover process including schedule, quality control and various changes that arise during process; manage closeout process with general contractor
- Review and approve all invoices, including general contractor’s pay application
Qualifications:
Bachelor's degree in Construction Management or other directly related field; prior project management experience with a minimum of two years in the construction industry; or equivalent combination of education and experience. Highly organized with attention to detail required. Proficient in MS Office software, Blue Beam, and construction scheduling programs.
Language Skills:
Ability to read, analyze, and interpret construction drawings specifications, track RFI submittals, etc. Ability to respond to common inquiries or complaints and to effectively present information to owners, partners, clients, vendors, regulatory agencies, or members of the business community. Excellent verbal and written communication skills required. Must have the ability to read and interpret drawings and schematics.
License/Certification:
Valid driver’s license required to travel to constructions sites, meetings, and other work locations.
