Position Title: Maintenance Supervisor                                   Job Status: Exempt

Position Summary

This position supervises the maintenance department. May perform a variety of office administrative/skilled labor duties. Responds to maintenance emergencies and major issues. Performs skilled tasks in the repair of a variety of complex housing related systems and appliances as needed. Work may occur in the areas of plumbing, electrical, heating, carpentry or some other housing related area.    

Responsibilities          

Duties include but are not limited to:

 

  • Provide leadership and management for the Maintenance Department employees
  • Oversees all maintenance and maintenance related activities
  • Inspects technician’s work as work orders are completed
  • Provides feedback and improvement techniques to technicians as needed
  • Issues corrective/disciplinary action methods for maintenance employees if necessary
  • Follows policy and procedures
  • Completes work orders as needed and required
  • Take actions per policy and procedure to secure all materials and supplies required to complete assigned work orders
  • May order and maintain the receipt, issue, storage and control of equipment, tools, materials and supplies used in the maintenance operations
  • Accurately complete paperwork and/or reports as required
  • Maintain vehicles and equipment to ensure service scheduling as required
  • Communicate with property managers as required
  • Plans and schedules on-call rotation
  • Contacts and works with third party contractors as needed to assist with specialized repairs
  • Prepare daily and weekly maintenance action plans
  • Prepare and implement a preventive maintenance schedule
  • Assists in planning improvement and additions to units
  • Assist fire and police personnel when they are called to units during and after work hours
  • Coordinates closely with the water/sewer, sanitation, streets and lights department(s) of the City
  • Coordinates closely with the gas and other utility companies
  • Develop and implement safety programs to ensure compliance with OSHA and other Federal, State and Local laws or requirements and the Safety of employees and customers
  • Develop and maintain programs to ensure the security of the organization
  • Acts as a Safety Liaison
  • Utilizing the maintenance work system/software on a computer or tablet
  • Must be able to work on-call as needed after hours and on weekends
  • Other duties as assigned

Education

Must be a high school graduate or equivalent supplemented by 2 years of vocational training in maintenance or maintenance related trade fields.

 Experience

Must have a minimum of 10 years work experience in general housing related maintenance procedures is required. Required to have at least two (2) years’ experience in maintenance management and/or supervision (leading a team or department).

Knowledge and Skills

Must have a sound knowledge of the methods, tools and materials used in housing maintenance. Must have some OSHA training. Must have comprehensive, extensive knowledge of the methods, practices, tools and material used in building maintenance and repair work, to include appliances and household equipment. An extensive understanding of occupational hazards and safety precautions is required. Must be able to follow oral and written instructions. Must be able to use maintenance equipment and tools efficiently. Must also possess a valid NC driver’s licenses.

Physical Requirements

Must be able to sit, stand and move for moderate periods of time as required to complete the tasks of the job. Must also be able to lift up to 35lbs on a periodic basis.
